When you are considering purchasing a home with a pool it is important to make sure you are purchasing a pool that is sound and in proper working order. Swimming pools can have hidden issues that can be difficult to spot. Leaks in the pool can be easily hidden by simply adding water prior to a showing. The pool you are looking at may have copping surrounding the pool that appears to be intact, but upon inspection we may discover that the copping has become detached from the pool beam.

An inspection of the filtration system may reveal the sand in the sand filter has not been replaced in 10 years and is quickly approaching needing to be replaced. Items such as the the pump and valves should be examined to verify they are in proper working order. A swimming pool constructed on concrete can possibly be 40 to 50 years old. The construction of the pool may still be sound however, the pool may require resurfacing. The owner of a concrete pool that needed to be resurfaced may have chosen to apply a coat of pain to address the issues in an effort to save money. Addressing this issue with paint will eventually lead the new owner with the task of resurfacing the swimming pool which can easily cost upwards of $10,000.
